A Perimeter Center LOI that says "Suite 400, approximately 6,200 square feet" is not a deal. It is a placeholder. The lawyer cannot invent base rent, term, free rent, and TI. We write those numbers while both sides still remember the tour.

Name the money on one page

Base rent by year, operating expense treatment, security deposit, and who pays for the buildout. If TI is a dollar amount, write the amount. If it is a turnkey, write what "turnkey" includes. Gwinnett industrial and Buckhead office do not use the same sentence. Be specific.

Term and options are business terms, not boilerplate

Five years with two three-year options is a different company plan than three years with a kick-out. Put commencement, delivery condition, and early access in the LOI. Renewal review is a different article. The LOI is how you avoid painting yourself into that corner later.

Contingencies that actually matter

Financing, board approval, and a hazardous-materials look at an older Norcross building belong in writing. A vague "subject to due diligence" is how both sides stall. See current listings only after the economics can be compared on the same sheet.
